Multi-Property: Setup, Form 8825 Property Details & Tax Export

Manage multiple properties in one binder: add properties, capture Form 8825 line-1 details per property, assign properties in bulk, and export property data for tax.

Tallyfor makes quick work of challenging multi-property returns. The Multi-Property feature lets you manage multiple properties within a single binder, capture each property's Form 8825 details, map them to Form 8825 columns, and generate property-specific reports ready for tax preparation.

Enabling Multi-Property

Once the Multi-Property feature is enabled on your binder, you will see a new icon on the right side of the screen. Clicking this icon opens the Property Manager panel, where you can create and manage all of your properties.

Adding properties

There are two ways to add properties in Tallyfor:

Option 1: Add properties manually

  1. Open the Property Manager panel by clicking the property icon on the right side of your binder.

  2. Enter the property name.

  3. Map the property to the appropriate 8825 column.

Option 2: Import from your accounting system

If your binder is connected to Xero or QuickBooks Online, Tallyfor can automatically pull in your tracking categories or classes and create properties from them. This saves time and ensures your properties match what's already set up in your accounting system.

Capturing Form 8825 property details

For each property you can capture the Form 8825 "line 1" details the return needs — right in the Property Manager. Expand a property to open its detail form; each field saves automatically (you'll see a "Property saved" confirmation). The detail form is available on the manual, Xero, and QuickBooks Online property panels.

The available fields follow Form 8825:

  • Property address — kind, street, city, state, and ZIP. State is chosen from a searchable dropdown covering all 50 states plus DC (search by code or name).

  • Type — the Form 8825 property type code (1–8). Choosing "Other" (code 8) reveals a description field.

  • Other information — the Form 8825 codes (A–I), with a description field for the codes that require one.

  • Fair rental days and personal-use days — whole numbers from 0 to 365.

  • Percentage of ownership and percentage of source income — entered as percentages.

  • Situs — the state used for sourcing, from the same searchable state dropdown.

Categorizing transactions by property

Once your properties are created, any time you categorize a transaction to an 8825 account in the trial balance, you will be presented with a property picker. Select the appropriate property to assign the transaction.

Everything else inside the trial balance works the same as before — the property picker simply adds an extra step when working with 8825-related accounts.

Assigning a property to several accounts at once

You don't have to set the property row by row. Use the trial balance checkboxes to select multiple 8825 accounts, then pick a property on any selected row — Tallyfor assigns that property to every selected account at once and confirms with a single message ("Property assigned to N accounts"). This mirrors how bulk Tax Category changes already work. Picking a property on a single row when nothing is selected behaves exactly as before.

Property report

Tallyfor provides a dedicated Property Report, which is similar to your standard 8825 report but broken out by individual property. The report paginates properly across all of your properties.

Downloading for tax

The Download for Tax file supports multi-property data for the following tax products:

  • UltraTax

  • Lacerte

  • ProConnect (Form 8825 export)

For Lacerte, the export now includes importable per-property metadata alongside the financial lines: fair rental days, personal-use days, percentage of ownership, and percentage of source income. These import directly onto each property through Lacerte's Data Conductor. Property address details are not pushed to Lacerte, because Lacerte carries the address forward year to year — enter the address once in Lacerte and Tallyfor refills the financials and importable metadata onto the matching property each year.

For UltraTax, the multi-property financials route through the unit column. Form 8825 details such as days, type, percentages, and address are entered on UltraTax's 8825 screen and carry forward there.
